Welcome to Cliff House, in Torcross, Devon. This unique holiday home rental sleeps 8 in 4 bedrooms (one kingsize (ensuite), one double (ensuite) and two twin rooms). From Spring 2018 it will sleep 10 in 5 bedrooms. Two well behaved dogs welcome. Wifi. Ample parking.

About Cliff House, Torcross
Cliff House is a spectacular holiday property with panoramic sea views, white washed walls, open fireplaces, a first floor balcony and terraced gardens which together create a unique coastal property with a lovely ‘beach house’ laidback ambiance. Cliff House is still used today by the Royal Navy as a navigation aid and some of the training for the D-Day landings was overseen from the house.
When we were trying to decide how we needed to furnish Cliff House, each member of the family had to say what was important to them- particularly when you’re on holiday. The results were illuminating! My husband said a decent sized t.v and a good pub in walking distance [surprise, surprise!], my children wanted reliable Wi-Fi and I wanted sparkling bathrooms, a well-equipped kitchen [if only for breakfasts!] and ready made-up beds. We also wanted the furnishings and accessories within the house to reflect and highlight its unique location on the Devon coast. Just so you can be sure – all of the photos on this page are of the house and its furnishings or taken from the house/patios/balconies/windows.
The accommodation at Cliff House comprises of plenty of space for everyone to be able to relax and enjoy themselves with a family room, drawing room, sitting room and dining room. A large, modern kitchen adjoins a morning sun room/wetroom and lobby alongside a downstairs WC/shower room. Upstairs, there are four large bedrooms [one kingsize, one double and two twins] , two of which have Juliet balconies and stunning seaviews. There are two en-suite bathrooms as well as a separate WC. There is also a lovely upstairs sitting area with French windows leading out to a balcony.
Further details about the house includes;
Ground Floor: Entrance door into a decked walk-through sunroom/lobby/wetroom with plenty of storage for all your wet suits/bodyboards/beach stuff. Delightful L-shaped family room with inset woodburner and sofas, and includes our art gallery [see more details on this later] and a pool table. The dining room with a large table has patio doors to the terrace and spectacular views. A central hallway opens out to the seaward side of the house, off which are two further comfortable sitting /drawing rooms both amply furnished with sofas; one for children and provided with games, TV / DVD and featuring an ornamental fireplace; the other, a more formal room for ‘grown-ups’ and featuring an open fireplace, music system and ipod speakers. Both rooms have feature window seats and sea views. The fully fitted, well equipped kitchen overlooks Slapton Sands/Ley and Torcross and has a range cooker with double oven and grill, integrated dishwasher, microwave, American fridge/freezer and radio. A utility cupboard houses a washing machine and tumble dryer. Downstairs Cloakroom with shower, basin and WC.
Upstairs: Master bedroom, with kingsize bed, french doors with a Juliet balcony and glorious en-suite bathroom with bath, separate shower, heated towel rail, WC and basin. Double bedroom with en-suite shower room with shower, basin and WC. Spacious twin bedroom with wash basin and stunning views over the sea, Slapton Ley and Torcross. Further twin bedroom with handwash basin and french doors with a Juliet balcony and sea views.We can sleep 8 in perfect comfort. Landing with quiet seating area with views through french doors to balcony. Separate Cloakroom with basin and WC.
FROM SPRING 2018 – We are undertaking extensive building works over this coming winter which will result in a new kitchen/dining room with floor to ceiling glazing opening out onto a new terrace and a new entrance hall. A new downstairs double bedroom with ensuite shower room will be created as will a further upstairs shower room. This will mean we can sleep 10 in 5 bedrooms [ 1 ensuite kingsize, 2 ensuite doubles, 2 twin rooms plus 2 further shower rooms].
We have begun an art gallery within the family room and you will find that there are empty frames already hung on the wall and water colours/paper and a table top easel available. Please paint or draw us a picture, sign and date it and put it in one of the frames….at the end of the year, which ever one we judge the best at depicting a holiday at cliff house, will win 50% off a week’s holiday back with us in cliff house the following year [excluding June/July/August/Xmas & New Year 2017]. So, don’t be shy – unleash the inner artist in yourselves…..
Throughout the house there are plenty of local books, O.S maps, board games, cushions, candles and throws. In the lobby/wet room there are some spare bodyboards, wetsuits, windbreaks, beach chairs, a couple of mountain bikes [ would suit children of around 8 to 12] and some buckets, spades and crablines. In the family room, there is a 5ft pool/snooker table. Please make plenty of use of everything – we really want you to feel at home and relax. After all, it’s your holiday, and you deserve it! Just please leave things as you would want to find them.
Outside: There is a secluded Mediterranean-style garden with terraces and balconies providing different vantage points for the panoramic views. The kitchen, sun room and Ley Terrace capture the morning sun, the first floor balcony, Garden Terrace and Lookout enjoy sun throughout the day, while the Lighthouse and Western terraces are ideal for the setting sun. There is a BBQ provided but you will need to bring your own charcoal. Please note that the Lookout patio is perched on the edge of the cliff, and whilst all of the garden is railed, supervision of all young children whilst in the garden is required. There is plenty of outdoor seating and a mature tree and other shrubs offer shade as required. Finally, from the garden you can descend the 69 steps onto the beach/promenade and into the village or, go the other way , and go down onto Cove beach.
Approached by its own lane there is parking for 2/3 cars in our parking area, or for a small additional charge, you can hire our newly-built, secure double garage.
Included: Duvets, pillows, bed linen, towels (not beach towels) heating , electricity. Wood will be provided for the woodburner in the winter months. The telephone is free to use for local calls, but calls to national, international, premium rate or mobiles will be charged and deducted from the security deposit. Wireless broadband is also free to use. Please note that mobile reception is patchy. We do have one travel cot [with a basic travel mattress] but no linen for it and a high chair/2 travel high chairs that attach to the dining room chairs. They are suitable for babies that can sit up un-aided and up to 15kgs.
Welcome pack: A complimentary welcome pack will be waiting for you including tea, coffee, sugar and milk, local cake and cider. Basic cleaning items such as washing up liquid, dishwasher tablets, washing machine tablets, tin foil, cling film, black bin liners and toilet rolls are also provided.
Security Deposit : £400
Dogs – we accept two, well behaved dogs @ £25 per dog per booking. Please note – the dogs are not allowed upstairs or on the furniture, and we expect the garden to be free of any unwelcome “presents” on departure! Dogs are allowed on Slapton sands all year round.

Fall off the end of the M5 after Exeter and follow the A38 towards Plymouth– at this point take a chill-pill – as from here the roads can be slow…. after passing signs for Ashburton take the A384 to Totnes. At the first set of traffic lights in Totnes turn right onto the A381 towards Kingsbridge. Then you have two choices….
The easiest but longer route
Follow the signs to Kingsbridge. In the centre of Kingsbridge you take the A379 to Dartmouth, alongside the estuary. Follow this road until you reach Torcross. On reaching the centre of the village [ there is a triangular car park in the middle of the road], turn right just after the village store/post office and follow a narrow lane up the hill. As you drive up the hill, turn first left exactly opposite a sign that says “Greyhomes, turn next left” [please note this is a narrow entrance so please go slowly] and then take the lefthand driveway. You are now on a gravel drive – drive to the end of this and park. Welcome to Cliff House which is the last house past the White House.
The most picturesque route
Follow the A381 sign posted to Kingsbridge as far as the village of Halwell. Once through this village, turn left up the hill by the garage (signpost to Dartmouth). Continue along this road past the “Woodlands Leisure Park” and “The Dartmouth Golf club”. About 300 yards past the golf club entrance, turn right signposted to Strete and Torcross. This is a quiet, narrow road but has plenty of passing places and is faster then going through Dartmouth. At the t junction in Strete [opposite the post office ] turn right again along the coast to Torcross. At the far end of the beach, drive into Torcross, past the Sherman Tank memorial [on your right] and the Startbay Inn [on your left]. We advise against using the ferry at Dartmouth as there can be very long delays at busy periods.
A word about the parking at Cliff House…. whilst we own the drive , our neighbours in the White House and the White House Annexe do have rights of access and parking. It makes life easier for everyone, if after unpacking, you can park your car/s out of the turning area and tucked in against the righthand side [ with the rope “fencing”] with your back to the sea. This allows everyone to be able to use the turning area to turn around, and then drive out of the drive facing forward. Please also note that the drive is used by walkers on a daily basis as this is part of the coastal path, and as such it cannot be obstructed. We do offer the use of our newly built double garage for a small additional fee if you would prefer to park within a secure building.

“The property is in the most stunning location with sea views from almost every window with steps down to the beach! Very good fishing! Evening picnics on the beach watching the sun go down. Excellent cliff walks to near by pubs for lunch and refreshments. Boat hire a short car ride away and many adventure pursuits Kayaking, abseiling, coasteering, gorge walking, canoeing etc within 30-60mins drive(Some may need booking in advance!)
This is a large property with four beautiful bedrooms and the most amazing en-suite bathroom to the master with magnificent sea views from the bath!
Modern and well furnished, plenty of games, art/paint brushes, water colours and sketch pads for the art lovers and a small pool table to help keep you occupied.

Every once in a while you stumble across a property that has everything you could need or want plus a whole lot more; Cliff House in Torcross is exactly that property. Of course, you sit in front of your computer screen and view the hugely informative website and look at the photos showcasing the beauty of not only the property but the magical location and surroundings but once you’re physically at Cliff House the true meaning is realised. Cliff House really does cater for everything you could possibly need – even things you didn’t think you might need whilst away from home are there for you. The intricate thought to detail in every room is a huge credit to the owners. (Tracy was so helpful and friendly throughout the booking and arrival process).
Cliff House is ideally positioned with easy access and glorious views in every direction. It offers wonderful privacy but is close and conveinent to everything you need. A truly special place in a beautiful part of the world!

“Our Wet, Windy and WONDERFUL Christmas at Cliff House. What a fabulous and cosy house, tastefully decorated, in an amazing situation with sea views from almost every room. The kitchen was very well fitted out with plenty of dishes, glasses and utensils and room for everything. Directions and household information was excellent as was contact from owner prior to and after our stay. “Cliff House – This secret is out! I am almost reluctant to write this review as I would much rather keep this property a secret! Our family discovered Cliff House 15 years ago and fell in love with both the house, Torcross itself and the coastline. The proximity to the sea, the sound of the waves crashing onto shingle and the two expanses of beach on either side of the house are all just wonderful. At the time, our 4 children were all very young and so memories of our two holidays at Cliff House are particularly special. Our children have grown up now and so it was just the two of us, together with inlaws, who returned to Cliff House in October this year after a 12 year break. The location of Cliff House is exceptional and the current owners have made a wonderful job of restoring the house, creating a real home-from-home. We loved the underfloor heating in the bathrooms and the master suite bathroom is spectacular! The house has lots of places, both inside and out, to sit and read and so one can always find a private space to relax if required. It is the views that are the most breathtaking experience – on this recent visit, we were reminded that looking out at the beach and the sea from the numerous balconies and terraces is the most wonderful way to waste time! A word about booking – the owner was extremely efficient and informative. Torcross now has some good places to eat – so good that you may need to book for the evenings. Lots of places to walk along the coast together with numerous places to eat local fish and seafood. Fabulous.” Date of stay, 21st October 2016.
Fabulous. In September we enjoyed a magical week at Cliff House with our family. The location is fabulous…great for walks, swims, beaches, birdwatching and lots of places to visit nearby. Cliff house is spacious, tastefully furnished and has lots and lots of inside and outside space. Well equipped in every way. There are several places to eat in Torcross…on foot and lots of others nearby. All in all a wonderful holiday. 🙂 Date of stay, 14th September 2016.
“Everything you could wish for and a bit extra. Cliff House is a spacious and luxuriously appointed house that perches comfortably above Torcross. The views from almost every room are stunning, especially the massive en-suite in the master bedrooom. Outside the paved garden is delightful and, when we stayed, we spent most of our time there in lovely sunshine. The interior is beautifully decorated with careful attention to detail. The two twin bedrooms are particularly lovely and only the 2nd ensuite double lacks a real ‘wow’ factor- although very comfortable nonetheless, with a lovely bathroom. The house absorbed our 3 generation family (youngest 14 yrs) with ease and comfort. All sorts of thoughtful additional extras were provided: paints, DVDs, books as well as the pool table .The 3 living rooms (and my favourite sunny spot on the upstairs landing with the French doors open to the balcony) allowed plenty of personal space but the rooms were big enough for us all to sit comfortably together too. A proper dining room (with a view) and a kitchen with everything you could possibly need makes it great for entertaining, but there are enough excellent pubs within a very short distance not to have to cook at all. The steps up to the house were steep, as was the drive (especially in the dark) but even my mum managed it without too much hardship. To have our dog stay with us (welcome on all beaches all the time- beaches are shingly, by the way.) in such a fabulous comfortable surroundings, made what had initially started as a compromise holiday to work round exam results & Olympic tickets (‘Let’s not go abroad this year.’ ‘OK but we’d better stay somewhere nice.’ ‘Can we bring the dog?’ ‘I’m not staying on a farm.’ ) proved to be one of the best ever and we will return.” Date of stay, July 2017.
Booking Terms & Conditions
All prices shown are in pounds sterling and includes electricity, heating, bed linen, towels, use of the telephone [for all landline local calls – national/international calls, mobiles and premium rate numbers are chargable], use of the wireless internet and logs in the winter months. Change-over day is Friday and whilst prices shown are for a weekly let, shorter stays are available. Cliff House only sleeps 8 [ plus one baby ie up to 12 months and able to sleep in a cot] but will sleep 10 plus one baby from Spring 2018. It is a condition of our insurance and a Health & Safety requirement [ie in the event of a fire, for example] that we know exactly how many guests are staying and the maximum number is not exceeded. Cliff House is non-smoking.
Short break holidays can normally be arranged outside of the main holiday periods at the following percentages of the weekly rate ; 3 nights 70% [Friday to Monday] 4 nights 80% [Monday to Friday] If you wish for a short holiday break that does not conform to these set days, please do ring as we can be flexible in most cases.
We require a non-refundable deposit upon booking of 25% of the total rent. The balance is due 6 weeks [42 days] prior to the commencement of the holiday. If the booking is made within 6 weeks of your arrival then the full rent is payable upon booking. Payment can be made by cheque which must be made payable to Mrs T.Rist and sent to 4 LONGBREACH ROAD, KIBWORTH HARCOURT. LEICS. LE80SQ. We also accept paypal online [although this does attract a small surcharge], a BACS payment or by debit card/credit card over the telephone. Payment by card does attract a 1% surcharge as this is charged to us directly from the card company. We also require a security deposit of £400 to be paid along with the balance – this is refundable on the return of the keys and no damage to the house/furniture/gardens. The security deposit is your acceptance that you understand that you are responsible for the property and if damage does occur then you will be accountable for covering the cost of repair or replacement. We do understand that minor accidents do occur ie a cup or glass breakage and wouldn’t seek recompense for something under the cost of £10, but please do let us know so we can remedy or replace it for the next guests. Please note that if the cleaners have to do any extra cleaning due to the dog/s , then we reserve the right to pass on the charges and withhold the amount from your security deposit. Your security deposit will be refunded to you within 7 working days as long as the keys have been returned and there has been no damage to the property, including the garden and garage.
In the event of cancellation more than 6 weeks prior to the holiday start date there will be no refund of the deposit made, but the balance will not be payable. In the event of cancellation within 6 weeks there will be no refund of the deposit, and no refund of the balance unless the house can be re-let. The security deposit will be re-paid. We strongly suggest that you purchase holiday cancellation insurance to cover cancellation of your booking due to circumstances beyond your control and personal liability claims in case you or your party causes damage to the property.
Details on how to pick up the keys will be sent to you by email as will the information on the carpark. If you wish to hire the double garage , then there is an additional charge of £70 per week [ or parts thereof, ie 3 or 4 night stays].
Friday is change-over day and the house is available from 4pm on the day of arrival and must be vacated by 10am on the day of departure. Arrival and departure times are set so that we have enough time to complete the changeover to the highest standard. The house will have been thoroughly cleaned prior to your arrival and you are expected to keep the house plus all the fixtures and fittings clean during your stay, and when you depart to leave it in as clean and tidy condition as you found it on your arrival. Please strip any beds that you have used and leave dirty linen/towels/teatowels in the cane bedding chest on the upstairs landing next to the toilet door. Please remove any bottles to the nearest bottle bank [the Torcross car park with the tank in it], bag your papers/magazines/plastics into the blue and clear plastic bags provided and leave near the entrance and all used black bin liners are to be placed in the green trade waste bags and then placed in the green trade waste seagull sack marked “Cliff House” at the end of the drive.
If you are staying for more than a week fresh bed linen and towels will be delivered to you. You do not need to stay in to take delivery of these.
Dogs at Cliff House
We accept up to 2 well behaved dogs @ £25 per dog per booking. Please note the dogs are not allowed upstairs or on the furniture and the garden must be free of any unwelcome “presents” on departure. If we have to undertake any extra cleaning due to the dogs we will pass on the charges and withhold the amount from your security deposit.
Access to Cliff House
We reserve the right to enter the house during your holiday for the purpose of inspecting its condition and carrying out all necessary repairs, decoration or cleaning. We will, however, endeavor to give you notice of this.

Termination of your holiday
We reserve the right to terminate your holiday in the event of any member of your party behaving in such a way as to cause a nuisance or damage to the property. If we terminate the holiday no refund will be made nor will we be liable for any extra costs you may incur.
Please do not put any of the following items down the toilets; Sanitary towels, incontinence pads, nappies. Please do not put waste food or tip hot fat/oil down the kitchen sink.
Please note that all refuse must be placed in the black bin liners provided and put inside the green trade waste bags, which in turn are to be placed inside the green trade waste seagull sack marked “Cliff House” at the end of the drive, for collection early on Monday morning.
Please carry any muddy/sandy footwear into the house and leave in the sunroom/lobby. Feel free to use the wet suits, windbreaks, beach chairs that you find etc – we just ask that you leave anything you use in a clean condition for the next guests.
Left something behind…..?
Anything left behind can be forwarded upon receipt of a min. handling fee of £10 plus the postage. Anything unclaimed will be disposed of after 28 days.
We shall not be responsible for any accident or loss or damage which may be sustained by the tenant or any member of the party, or visitor, or to their property, however caused. Please do note that the gardens/balconies at Cliff House, whilst being railed, are close to the cliff edge and supervision must be exercised over children/dogs at all times. By booking Cliff House, you undertake to ensure your childrens/dogs’ safety for the duration of the booking.
