About Speedwell House, Dartmouth
Speedwell House is a wonderful, 3 storey Edwardian family home which is currently being lovingly renovated whilst still retaining many of its period features including wooden floors, woodburners, high ceilings and an aga. It offers one of the finest views in Dartmouth, with a 200 degree vista over the river Dart from Castle to College, with nearly every room taking full advantage of the view. Watch the yachts, fishing boats, ferries, cruise liners – and even the Red Arrows – come and go as you sip an ice-cold G&T on the spacious deck or from one of the tiered garden terraces. The generous ground floor living/dining/kitchen areas have been opened up to make the most of easy flow living with easy access out onto the extensive deck, for perfect entertaining with friends and family A newly completed extension makes the perfect music/party room.. Upstairs, over two further floors, there are 5 blissed-out, stylish bedrooms with ready made-up beds sleeping 10, and plenty of sparkling bathrooms. Outside, the garden rises up from a level lawn in a series of terraces, through apple and pear trees and beyond the house, finally ending just before the woods.On the same terrace as the outdoor kitchen is our bar with wine fridge, martini glasses and cocktail shakers will be sure to become one of your favourite spots on the terrace and cocktail making your new hobby. Parking is always an issue in Dartmouth, and we can accommodate 2 cars car within our carport and 1 car just in front of it.
Understated luxury is the order of the day at Speedwell House with deep, squishy sofas, large tvs , beds you don’t want to get out of and uncluttered interiors. There is somewhere for everyone to chill and have their own space – from a quiet corner with a good book to a frothy cappuccino by the cosy fireside. A modern, well-equipped kitchen includes both an aga and a further cooker/hob , dishwasher, microwave and a spacious fridge/freezer with a coffee making station overlooking the garden. There is a family sized washing machine and tumble dryer in the utility room. The dining table easily accommodates 10 and there is ample china and glassware. Sprinkled with numerous personal touches, this family home will very quickly become of your two favourite holiday homes in the South Hams – the other, of course, being Cliff House in Torcross!
Further details about the house includes;
Ground Floor: Reached via a flight of steps up the side of the front garden, the entrance door leads into an airy hallway with plenty of space for coats, boots and shoes. Oak flooring leads into an open plan lounge, dining room and kitchen. The lounge and dining room both have large windows and bi-folding doors overlooking the decked terrace and out over the views of the river. The lounge is amply furnished with sofas, a woodburner and a large tv/dvd. Open shelves hold numerous games, books and a dvd library. There is an extra large dining table to seat 10. The new fully fitted, well equipped kitchen has both an aga with 2 cooking plates, 2 gas rings and 4 ovens and a further cooker/hob. There is integrated dishwasher, fridge/freezer and radio. A vast pantry holds food, crockery and mixers/blenders/microwave. There is a coffee making station located just next below another window and a sliding door from the kitchen leads out into a newly built extension , complete with woodburner , more sofas and a high quality music system. In turn this leads to a decked terrace which has plenty of space for outdoor dining and general lounging. Off the back of the dining room, there is a utility room that houses the washing machine, tumble dryer plus a downstairs cloakroom with loo.
Upstairs: On the first floor, the master bedroom, with kingsize bed has stunning views over the river and a modern en-suite bathroom with a freestanding bath, separate walk-in shower, heated towel rail, loo and basin. A further kingsize bedroom number 2, with en-suite shower room with walk-in shower, basin and loo , has French windows opening onto a small balcony, again with glorious river views and out to sea. The large twin bedroom has plenty of space with another wall-mounted tv and beanbags a-plenty, and is the perfect child/teenage room. Next door is the family bathroom with shower, basin and loo. Off the twin bedroom is the outdoor Kitchen with sink, fridge, a large Kamado Jo Classic ceramic egg BBQ , a further Weber BBQ and outdoor bar. As this area is also accessed from one of the garden terraces, it is the perfect place to relax. On the second floor, there is double bedroom number 1 – a light airy room with views down towards the Castle and the mouth of the sea, and a further cosy, twin bedroom with river views. Off this room is a shower room with basin and loo. We can sleep 10 in perfect comfort, and all bedrooms have plenty of storage and hanging space. There are also hairdryers, extra duvets, pillows and throws provided.
Throughout the house there are plenty of local books, O.S maps, board games, cushions, candles and throws. In the utility room there are beach chairs, a windbreak, a picnic basket, a beach cricket set, boules and some buckets, spades and crablines. Please make plenty of use of everything – we really want you to feel at home and relax. After all, it’s your holiday, and you deserve it! Just please leave things as you would want to find them.
Outside: There is a private Mediterranean-style garden with terraces and balconies providing different vantage points for the panoramic views over the Dart and tracking the sun throughout the day. There is an outdoor kitchen with a large BBQ but you will need to bring your own charcoal. Please note that the garden and house is built into the side of the hill with several flights of steps and, as such, supervision of all young children whilst in the garden is preferable. There is plenty of outdoor seating and mature trees and other shrubs offer shade as required. Finally, the bar includes a wine fridge, cocktail glasses, ice and the opportunity to perfect that seville orange vodka martini….
Approached by the Above Town lane [ narrow] there is parking for 3 cars in our parking area, with two under the car port [ entrance is x by x and x high] and one in front of it. Please do not block the road or the turning area.
Included: Duvets, pillows, bed linen, towels (not beach towels), heating , electricity. Wood is also provided in the winter for the woodburners. The telephone is free to use for local calls, but calls to national, international, premium rate or mobiles will be charged and deducted from the security deposit. Wireless broadband is also free to use. Please note that mobile reception is patchy. We do have one travel cot [with a basic travel mattress] but no linen for it and a high chair/2 travel high chairs that attach to the dining room chairs. They are suitable for babies that can sit up un-aided and up to 15kgs.
Welcome pack: A complimentary welcome pack will be waiting for you including tea, coffee, sugar and milk, local cake and cider. Basic cleaning items such as washing up liquid, dishwasher tablets, washing machine tablets, tin foil, cling film, black bin liners and toilet rolls are also provided.

Dogs – we accept two, well behaved dogs @ £25 per dog per booking. Please note – the dogs are not allowed upstairs or on the furniture, and we expect the garden to be free of any unwelcome “presents” on departure! Dogs are allowed on most beaches all year round, with the exception of Blackpool Sands.

Fall off the end of the M5 after Exeter and follow the A38 towards Plymouth– at this point take a chill-pill – as from here the roads can be slow…. after passing signs for Ashburton take the A384 to Totnes.
At the first set of traffic lights in Totnes turn right onto the A381 towards Kingsbridge. Follow this road as far as the village of Halwell. Once through this village, turn left up the hill by the garage (signpost to Dartmouth) onto the A3122 .
Keep following the signs for Dartmouth, straight over at two roundabouts and as you come down Townstal Road, the road becomes the A379. Follow this road down into the town and then follow signs for the Lower Ferry, driving along the embankment with the river on your left and the town on your right.
Keep going! Once past the Station Cafe on your left, turn right onto Hauley Road, then right onto B3205 (Lower Street), then left onto Smith Street [this is a narrow street, go slowly], then left onto Crowther’s Hill [steep….], then left onto Above Town.
Drive along here, again this is narrow but there are some passing places. Speedwell House [Number 108 Above Town] is on your right. Go just past the house, turn around in the turning area and drive into the car port forwards. This will make it easier once you want to go back down into town.
NB The dimensions of the car port are x by x by x. Tuck in your wing mirrors!
We advise against coming via the new Torbay bypass around Torquay/Paignton and then using the lower ferry as there can be very long delays at busy periods.
A word about the parking at Speedwell House…. turn around in the turning area which is just past the house and drive into the car port forwards. This will make it easier once you want to go back down into town. There is room to park another small car just behind the first car and another on the hardstanding. NB The dimensions of the car port are x by x by x. Tuck in your wing mirrors!

Please note, the “pin” on the map above indicates the centre of the postcode , not the exact location of the house….although it’s pretty close.
Booking Terms & Conditions
All prices shown are in pounds sterling and includes electricity, heating, bed linen, towels, use of the telephone [for all landline local calls – national/international calls, mobiles and premium rate numbers are chargeable], use of the wireless internet and logs in the winter months. Change-over day is Friday and whilst prices shown are for a weekly let, shorter stays are available. Speedwell House only sleeps 10 [ plus one baby ie up to 12 months old and able to sleep in a cot]. It is a condition of our insurance and a Health & Safety requirement [ ie in the event of a fire , for example] that we know exactly how many guests are staying and the maximum number is not exceeded. Speedwell House is non-smoking.
Short break holidays can normally be arranged outside of the main holiday periods at the following percentages of the weekly rate ; 3 nights 70% [Friday to Monday] 4 nights 80% [Monday to Friday] If you wish for a short holiday break that does not conform to these set days, please do ring as we can be flexible in most cases.
We require a non-refundable deposit upon booking of 25% of the total rent. The balance is due 6 weeks [42 days] prior to the commencement of the holiday. If the booking is made within 6 weeks of your arrival then the full rent is payable upon booking. Payment can be made by cheque which must be made payable to Mrs T. Rist and sent to 4 LONGBREACH ROAD, KIBWORTH HARCOURT. LEICS. LE8 0SQ. We also accept paypal online [although this does attract a small surcharge], a BACS payment or by debit card/credit card over the telephone. Payment by card does carry a surcharge of 1% as this charged to us directly by the card company. We also require a security deposit of £400 to be paid along with the balance – this is refundable on the return of the keys and no damage to the house/furniture/gardens. The security deposit is your acceptance that you understand that you are responsible for the property and that if damage does occur then you will be accountable for covering the cost of repair or replacement. We do undertand that minor accidents do happen ie a glass or cup breakage and wouldn’t seek recompense for something under the cost of £10, but please do let us know so we can remedy or replace it for the next guests. Please note that if the cleaners have to do any extra cleaning due to the dog/s , then we reserve the right to pass on the charges and withhold the amount from your security deposit. Your security deposit will be refunded to you within 7 working days as long as the keys have been returned and there has been no damage to the property, including the garden and garage.
In the event of cancellation more than 6 weeks prior to the holiday start date there will be no refund of the deposit made, but the balance will not be payable. In the event of cancellation within 6 weeks there will be no refund of the deposit, and no refund of the balance unless the house can be re-let. The security deposit will be re-paid. We strongly suggest that you purchase holiday cancellation insurance to cover cancellation of your booking for circumstances beyond your control and personal liability claims in case you or your party causes damage to the property.
Details on how to pick up the keys will be sent to you by email as will the information on parking and the town centre carpark permit.
Friday is change-over day and the house is available from 4pm on the day of arrival and must be vacated by 10am on the day of departure. Arrival and departure times are set so that we have enough time to complete the changeover to the highest standard. The house will have been thoroughly cleaned prior to your arrival and you are expected to keep the house plus all the fixtures and fittings clean during your stay, and when you depart to leave it in as clean and tidy condition as you found it on your arrival. Please strip any beds that you have used and leave dirty linen/towels/teatowels in the bedding chest on the upstairs landing. Please remove any bottles and papers/magazines to the nearest recycling bank which is in the Mayor’s Avenue car park , bag all plastics into the clear bags provided and all used black bin liners are to be placed in the large sack located at the back of the carport. Leave the plastics bag here too.
If you are staying for more than a week fresh bed linen and towels will be delivered to you. You do not need to stay in to take delivery of these.
DOGS AT SPEEDWELL HOUSE
We accept up to 2 well behaved dogs @ £25 per dog per booking. Please note the dogs are not allowed upstairs or on the furniture and the garden must be free of any unwelcome “presents” on departure. If we have to undertake any extra cleaning due to the dogs we will pass on the charges and withhold the amount from your security deposit.
ACCESS TO SPEEDWELL HOUSE
We reserve the right to enter the house during your holiday for the purpose of inspecting its condition and carrying out all necessary repairs, decoration or cleaning. We will, however, endeavor to give you notice of this.

TERMINATION OF YOUR HOLIDAY
We reserve the right to terminate your holiday in the event of any member of your party behaving in such a way as to cause a nuisance or damage to the property. If we terminate the holiday no refund will be made nor will we be liable for any extra costs you may incur.
Please do not put any of the following items down the toilets; Sanitary towels, incontinence pads, nappies. Please do not put waste food or tip hot fat/oil down the kitchen sink.
Please note that all non-recyclable refuse must be placed in the black bin liners provided and placed inside the large sack and put out in front of the carport for collection early on Wednesday morning.
LEFT SOMETHING BEHIND…..?
Anything left behind can be forwarded upon receipt of a min. handling fee of £10 plus the postage. Anything unclaimed will be disposed of after 28 days.
We shall not be responsible for any accident or loss or damage which may be sustained by the tenant or any member of the party, or visitor, or to their property, however caused. Please do note that the different levels within the garden at Speedwell House can be steep [particularly at the back of the house] and supervision must be exercised over children/dogs at all times. By booking Speedwell House, you undertake to ensure your childrens/dogs’ safety for the duration of the booking.
